A large file does not always require a large answer
Property claims accumulate material quickly: policies, estimates, photographs, invoices, engineering reports, environmental reports, correspondence, inventories, payment records, and changing statements of position. Repeating that record is not analysis.
The consulting assignment should identify the decision that must be made, the sources that control it, the factual conflicts that remain, and the deliverable the client can actually use. That may be a chronology, comparison, issue matrix, written memorandum, estimate reconciliation, or focused conference—not a second claim file.
Common consulting assignments
Chronology and source reconciliation
Map significant events, requests, inspections, reports, estimates, payments, and position changes to the supporting record.
Scope and estimate review
Identify where competing estimates diverge in scope, quantity, price, valuation, methodology, or supporting evidence—and quantify which categories drive the total difference.
Documentation and inventory review
Test whether photographs, lists, invoices, inventories, reports, and stated assumptions support the conclusion being presented.
Claim financial reconciliation: Separate valued, issued, accessible, lender-held, vendor-paid, conditional, and unresolved amounts so the paper payment history can be compared with the funds actually available for the work. Learn about Claim Financial Reconciliation.
What a consulting deliverable can provide
- A concise statement of the assignment, source set, assumptions, and limitations.
- A chronology tied to the correspondence, reports, estimates, and payment record.
- An issue matrix separating agreed scope, disputed scope, missing support, and unresolved facts.
- A line-item or category comparison of competing estimates or inventories.
- A financial ledger reconciling estimate versions, payment instruments, lender control, vendor payments, depreciation holdback, and unresolved amounts.
- A practical next-step memorandum identifying what decision is possible now and what additional information is actually needed.
The form of the deliverable should follow the decision. A conference may be enough for an early file. A disputed, mature file may require a documented written analysis. The scope is defined before substantive work begins.
Consulting is a defined role
A consulting engagement is not automatically an expert witness retention, public-adjusting contract, appraisal appointment, engineering assignment, coverage opinion, or legal representation. If the requested work changes roles, that change must be evaluated and documented separately.
Absolute Adjusting identifies known conflicts, the intended user, the decision to be supported, the source material, and the expected work product before accepting the assignment. Missing records and unresolved factual disputes are reported as limitations rather than filled with convenient assumptions.
